The brief

A roof to a century specification.

Nationserv was instructed on a full roofing repair and rebuild at a property in Camden Locks, London. The scope was a complete rebuild in lead and timber: structure checked and corrected, timbers replaced where they had failed, and lead installed to the standard a long life roof requires.

Nationserv is a UK specialist insurance repair contractor delivering end to end building solutions, including roofing and leadwork. It is the same discipline either way, because a roof is the one element of a building where the consequence of poor work arrives years later and arrives inside.

Lead has real advantages when it is done properly. It is durable, it weathers well, and it is visually right for the kind of London property Camden has plenty of. The catch is the catch with every specialist trade: the material only performs if the people laying it know exactly what they are doing.

The challenge

Specialist trade, specialist standards.

Lead roofing is unforgiving. The substrate has to be sound. The timbers have to be specified for the job and the exposure. The lead has to be the correct code, dressed properly, lapped properly, with the right rolls and welts. Miss any of it and the roof will tell you, eventually.

The existing structure had to be understood before anything was specified above it. Laying new lead over timbers that were never fit to carry it produces a roof that looks correct on handover and fails quietly a few winters later, by which point the failure is buried under a finished covering.

Camden adds its own constraints. Pitch, exposure, neighbouring boundaries, and access tight enough that every delivery has to be planned. The team scoped the existing structure first, established what could stay and what had to go, and only then specified the rebuild.

The approach

Right from the deck up.

Lead and timber roofing is a sequence where nothing can be corrected from above. Structure, timbers, decking, lead specification, then the detailing. Each stage was signed off before the next one covered it, because once the lead is dressed the work underneath is no longer inspectable.

Step 01

Structure checked and corrected

Existing roof structure inspected and corrected where required before any new work was specified, so the rebuild was designed against the real condition rather than an assumption.

Step 02

Timber replacement

Damaged and end of life timbers replaced with new, specified for the exposure of the location and sized to carry the lead specification going on above them.

Step 03

Lead specification

Correct code of lead specified for the application and the bay sizes set for thermal movement, which is where most premature lead failure actually originates.

Step 04

Leadwork detailing

Rolls, welts, drips and flashings dressed by hand to the correct standard, since the detailing at junctions and upstands is what decides whether the roof stays weathertight.

Step 05

Access and sequencing

Materials and plant sequenced around a constrained central London location, with the programme run to limit disruption to neighbouring properties.

Step 06

Inspection and sign off

Finished roof inspected before sign off, with photographic evidence retained for the property record and for any future insurance or sale enquiry.

The outcome

Weathertight, and built to last.

A roof rebuilt in lead and timber to the right standard: properly weathered, properly detailed, and sitting on a structure that will hold the lead for the long term rather than one that was simply covered over.

Correctly laid lead roofing carries a design life of up to a hundred years, which is why the specification and the detailing matter more than the covering itself. The value is in the code selection, the bay sizing, the rolls and the welts, none of which are visible once the job is finished.

Six stages ran under one programme with one point of responsibility, from the first structural inspection through to sign off. A full photographic record of the works was retained for the property file, so the condition of everything now hidden under the lead is documented.
