Careful planning and preparation come before anything gets built. On a commercial refurbishment the survey and the programme decide the outcome long before the finishes do, because once trades are on site competing for the same room, there is very little anyone can recover.
The date is not negotiable.
Commercial projects run against dates that do not move. A venue has a booked opening, an office has a lease event, a retail unit has a trading calendar. Staff are hired against that date and supplier orders are placed against it.
That pressure is what usually degrades a refurbishment. Trades get compressed into the same space at the same time, the sequence breaks down, and the finish quality the whole scheme depends on is the first thing traded away in the final fortnight.
The other constraint is the building itself. Commercial premises are rarely empty. Works have to be phased and zoned so occupied areas stay usable, noisy activity scheduled around opening hours, and dust, access and fire routes managed for people who are still using the building while it is being rebuilt around them.

Survey and programme
The building surveyed and the full programme planned before anyone starts, with every dependency, long lead item and phasing constraint identified while the plan can still change cheaply.
Strip out
Complete interior strip out back to a workable shell, so the refit is built against the real condition of the structure rather than over whatever was left behind by the last occupier.
Services first
Full rewiring, plumbing and wet services installed and tested before any finishes go on, so nothing decorative has to be lifted later to correct something behind it.
Bespoke joinery off site
Bars, seating, fitted furniture and feature joinery fabricated off site so they are not occupying the room during first fix, then installed once the space is ready for them.
Parallel streams
Washrooms, external works and secondary areas run as parallel streams so they finish alongside the main space rather than queueing behind it in the last fortnight.
Finish and handover
Lighting, decoration and detail coordinated across the whole scheme, then a final clean down so the premises are handed back ready to trade rather than ready to snag.

A complete commercial strip out and fit out for a luxury bar concept, delivered against a fixed public opening date. Eight workstreams ran under one programme: strip out, bespoke bar and seating, artwork and floral theme, lighting and full rewire, plumbing and wet services, staircase rebuild, bathrooms, and external renovation.
The bespoke bar was fabricated off site to keep the room clear for first fix. Rewiring and plumbing went in ahead of any finishes. The bathrooms ran as a parallel stream so they completed alongside the main bar instead of holding up handover.
The venue opened to its customers and to the press on schedule. The Milton Keynes Citizen led its coverage with the 500,000 pound luxury concept and the quality of the finish.

Can a commercial refurbishment be carried out while the building stays open?
Often yes. Where a building has to keep trading, the works are phased and zoned so that occupied areas stay usable, with noisy and disruptive activities scheduled around opening hours. The alternative is a full closure, which is sometimes faster and cheaper overall. Nationserv scopes both options so the decision is made on cost and downtime rather than assumption.
What is the difference between a commercial refurbishment and a fit out?
A refurbishment improves an existing space, typically keeping the layout and upgrading finishes, services and compliance. A fit out takes a shell or a stripped space and builds it to a new use and design. Most commercial projects are a mix of the two, which is why Nationserv scopes strip out, refurbishment and fit out under one main contract rather than as separate packages.
How do you protect a fixed opening date?
